Lauries Centre
Background
The Lauries Project was established in 2002 to develop a purpose-built, community operated, Resource Centre in central Birkenhead.
Objectives
Pulse was commissioned to develop an ERDF Business Plan, and to provide specialist capacity building, ongoing business planning, and marketing support.
Actions
· Helping to identify partners and users
· Development of Lauries Centre concept, and the Atrium Café Bistro
· Completion of a Business Plan to ERDF specification
· Customisation of a training course to meet needs of Directors
· Marketing strategy including high profile sod-cutting event
In addition, to help develop awareness, a number of best practice learning visits to acclaimed sites across the UK were held.
Key Achievements
· Over £3 million secured to develop a landmark town-centre location
· Development of support from a range of partners
· Tenants secured to maximise lettings and income
· Over 2,500 sq m of floorspace created

Alice Street Project
Background The focus of the Alice Street Project is Central Hall in Keighley, Yorkshire, which was built as a Methodist Chapel in 1893. In 2003 the Local Authority closed the building.
Objectives
Pulse was appointed to undertake a Feasibility Study and Busines Plan to assess the potential to restore Central Hall to provide a community facility and assist wider regeneration.
Actions
Worked closely with partners to develop a scheme for the building with a focus on addressing local need:
· Secured specialist architectural input to determine the building's potential
· Undertook initial design work and options for reuse and development
· Initial discussions with Bradford City Council regarding asset transfer
· Identification and development of a preferred scheme and capital costs
· Assessment of the property market and development of detailed financial projections and funding requirements
· Work with the Steering Group around forming a community development trust to manage the building
Key Achievements
· Formed an initial partnership to take the project forward
· Developed a viable use for the future of the building
· Identified clear next steps to take the project to its next stage

St James Centre
Background
The North End of Birkenhead, Wirral is an area that experiences a number of social and economic problems. The formation of the North Birkenhead Development Trust and the development of a mixed-use centre in the North End of Birkenhead was planned to improve the quality of life in the area.
Objectives
Pulse was commissioned to develop an ERDF Business Plan, to provide tailored capacity building support for the Board, and to provide ongoing business planning and marketing support including design of corporate stationery.
Actions
· Forming a Shadow Board by bringing partners from different backgrounds together and developing a vision for the Centre
· Completion of an ERDF approved Business Plan, including capital and revenue cashflow projections and a funding strategy
· Delivery of a 12-week bespoke training course to asssist the Board
· Marketing strategy
· Consequent development of a Business Plan for a community café
Key Achievements
· £2.8 million secured, and over 2,500m2 of floor-space created
· Securing a number of activities within the building, including a new library, Sure Start nursery, college, café and community space.
· Prestigious Centre opening by celebrity actress Patricia Routledge, C.B.E.

St Johns Church
Background
St John’s Church is part of the Parish of Central Wolverhampton. The Church is a Grade II listed building built in the mid-18th Century, and is historically a major focus within Wolverhampton town centre.
Objectives Pulse was commissioned to undertake a feasibility study for St John’s Church including the ancillary Clergy House and Church Hall, to assess the potential for redevelopment. The objective was also to consider how redevelopment could generate long-term secure income for the Church.
Actions
· Full building assessment, including sub-contracting specialist architects
· Direct consultation with potential user groups to identify income-generating uses for the buildings, while delivering a range of community services
· Development of a number of options for redevelopment of the buildings · Consideration of potential uses as diverse as offices, exhibition space, concert venue, residential apartments, conferencing facility, and café
· Development of an indicative cashflow for a typical year of operation, outlining the potential viability of the redevelopment plans
Key Achievements
· Support drawn from public and private sector partners, including Council.
· Development of a viable future, delivering quality local services whilst generating sustainable income streams.
